Ehlers Pest Management provides rental property pest control in Milwaukee and across Southeastern Wisconsin. Most of our work for landlords and property managers is bed bug and cockroach treatment in multi-unit buildings. We also handle general pest control for independent landlords with smaller properties, like duplexes, fourplexes and eight-unit buildings.
Many of the property managers who call us have already tried a few pest control companies. The same units keep calling in complaints, and the treatments haven’t held. Our process is designed for that situation, and every account starts with an inspection by a certified technician.
If you own a duplex, a fourplex or an eight-unit building, we can handle both ongoing pest control and specialty work. That includes rodents, ants, spiders and wasps, along with bed bug and cockroach treatment when it comes up.
For property management companies, we focus on bed bug and cockroach work in buildings of any size. These are the problems that take a specific process and follow-through to resolve.
Bed bug treatment follows a set protocol. It’s a separate service from general pest control, with its own process and its own commitment from you and your residents.
One visit doesn't reach every stage of the bed bug life cycle, so treatment is spread across three visits.
Residents prepare the unit and leave for four hours during each treatment.
We inspect the units next door and give them a preventative treatment, since bed bugs move through shared walls.
8 Weeks Monitoring
We don't consider the problem resolved until the unit has gone eight weeks with zero activity.
Cockroach work follows the same kind of structure.
Visits continue on a two-week schedule while there's activity.
Kitchen cabinets are emptied, clutter is cleared and residents leave the unit during treatment.
Roaches travel through plumbing and shared walls, so we watch the units around the problem unit too.
8 Weeks Monitoring
The problem is considered resolved after eight weeks with zero activity.
Bed bug and cockroach treatments need an empty unit. That keeps residents and pets safe, and it gives the treatment time to work without being disturbed. Preparation matters for the same reason. When cabinets are emptied and clutter is cleared, the technician can reach the places these pests hide.
In a multi-unit building, pests move between units through shared walls and plumbing. Residents also carry them in on used furniture and luggage. If only the unit with the complaint gets treated, the pests in the units around it can move right back in.
That’s why our protocol includes the adjacent units and a monitoring period. Quick treatments that only cover the visible activity tend to bring the same calls back a few weeks later.
For independent landlords with smaller properties, we offer ongoing pest control for rodents, ants, spiders and other common pests. Most smaller rentals do well with quarterly service, and buildings with more pest pressure may need monthly visits. The technician will recommend a schedule after the inspection.
If mice keep getting in, pest proofing to seal entry points is available as a separate service when it makes sense for the building.
We’re a small, local company, and we’d rather tell you upfront if we’re not the right match. We’re usually not the right fit for:
Experiencing unwanted Pests? Ehlers has you covered. Select the pest(s) you’re dealing with below and request a solution.
Big-box corporate structure means high turnover and technicians who are often rushed and overloaded.
Others use "splash and dash" approaches that don't actually solve the problem.
Some companies push add-on services you don't need, like full attic insulation replacement for a mouse or ant problem.
For bed bug and cockroach treatment, yes. Residents leave for four hours during each bed bug visit, and they’re out of the unit during cockroach treatments. General pest control usually doesn’t require anyone to leave. We’ll tell you what’s needed before anything is scheduled.
Bed bugs and cockroaches move between units through shared walls and plumbing. Checking and treating the units around the problem unit keeps the infestation from moving back in after treatment.
Bed bug treatment is three visits followed by monitoring. Cockroach treatment runs on a two-week schedule while there’s activity. In both cases, we consider the problem resolved after eight weeks with zero activity.
For bed bug and cockroach work, yes. We don’t take on routine maintenance contracts across large complexes.
It depends on your lease and local rules. Our post on landlord and tenant responsibility covers the basics.
